Property Owners sometimes find it difficult to find reliable tenants.  Once a tenant is found then so many other problems often start to pop up.  Here's a couple of points to consider.
  • Ensuring you receive your rent on time is of particular concern.  In fact, many landlords have been put off owning rentals for life because they either couldn't collect or had their property abused by a rogue tenant.  This happens occasionally, but there are several ways to protect yourself.
  • Ensure that you protect yourself by writing the correct legal Tenant and Landlord property rental contracts.  There are also many addendums you should consider adding to the standard rental contract and we will be happy to help you.
  • Advertising for a Tenant.  Is there a better way than placing an ad. in the newspaper?
  • Background checks on prospective Tenants.  Always run a credit check, criminal check and rental history check.  If you don't have access to this information we can help.  If you don't run these background checks, you are asking for trouble!
  • Costs of having your property managed, tax benefits and write-offs by having a professional property manager.
  • General Home Servicing including carpet cleaning, reliable house cleaning, repairs and landscaping & yardwork.
  • What about having a pool?  How protected am I if there is an accident?  How do I ensure it is kept in tip-top shape?
  • How do I deal with HOA's?
  • What are other houses renting for in the area?
  • Before I buy a rental, shouldn't I check that this is a good location from an investment and tenant perspective?
  • Should I allow Tenants to have a pet?
  • What happens if I have to evict someone?  Can I evict my tenant?
